Deer Valley Club is a Private Residence Club, with a superior ski-in, ski-out location in the Upper Deer Valley neighborhood of Park City, Utah. The membership provides two weeks in winter, and two weeks in summer or the “corporate membership” provides three weeks in winter and three weeks in summer, PLUS additional space available time. The Deer Valley Club is run like a fine hotel and its members enjoy services and amenities that include complimentary airport and around town private transportation, slope-side hospitality room (with attendants), year round ski and gear storage, members lounge, weekly catered member’s social, concierge, fully equipped fitness center, indoor and outdoor hot tub spas, pool (heated winter/summer) and more. Deer Valley Club is structured as a unique fractional club ownership.
The Deer Valley Club is located in the heart of the Silver Lake Village at Deer Valley Resort, just off of Royal Street. This location provides the development with direct ski-in, ski-out access to North America’s #1 ski resort. The Deer Valley Club was built in 1992 and includes two, three and four bedroom condos with about 1,000 – 2,000 square feet. The best aspect here is the long list of amenities for the guests to enjoy; complimentary airport and around town private transport, slope-side hospitality room (with attendants), year round skis and gear storage, members lounge, weekly catered member’s social, concierge, fully equipped fitness center, indoor and outdoor hot tub spas, pool (heated winter/summer) and more. HOA fees include services, amenities, taxes and insurance.
The Deer Valley Club has 91 Club (two-bedroom) residence ownerships, 78 Grand (three-bedroom) residence ownerships and 26 Royal (four-bedroom) residence ownerships for a total of 195 Owners. No additional ownerships can be sold. Ownership at Deer Valley Club is unique in that you do not own a share of a specific unit, but rather you own a share of the entire project, 1/195 of the project to be exact. Your ownership use is then managed by the share you own. You buy into a 2 bed, 3 bed or 4 bed unit type, and then you’ll have use of that type of unit, along with some “as available” use. There is also the standard ownership where you get two weeks in both winter and summer, or corporate ownership plan gives you three weeks in winter and three in summer. This is a creative and affordable way to own property in Deer Valley. In addition, Associate Memberships granting use of The Deer Valley Club’s common areas will be offered. Associate Owners will pay annual dues that are applied to the general operating budget.
Owners are required to remit annual owner fees, which pay for the professional management of all The Deer Valley Club’s facilities and amenities. Included in these annual fees are funds for staff salaries, supplies, maintenance, window washing, trash removal, legal/accounting, fuel, utilities, property taxes, insurance, transportation and replacement and/or refurbishing of The Deer Valley Club facilities.
The Deer Valley Club ownership is fractional or shared ownership. Undivided deeded interest in the Deer Valley Club provides ownership of all lodging and facilities with the right to use anytime, subject to reservation policies. Each owner has a fee simple, undivided deeded interest in all of the Deer Valley Club’s land, townhomes, clubhouse, amenities and underground parking, free of any debt. Additionally, the owners have an undivided interest in The Deer Valley Club’s furnishings and accessories. Title to real estate is evidenced by a special warranty deed which is recorded and clear title is guaranteed by a title insurance company..
